Halle 11 (Hall 11), formerly built as a customs hall, now offers space for commercial and residential use in Cologne’s Rheinauhafen in a listed building with a direct connection to the longest underground parking garage in Europe.

The first floor impresses with its vaults and the resulting column grid.

After several drafts for different prospective tenants, the building application for the conversion of the first floor was finally submitted and the building permit was obtained.

Conversion of the basement into a library

In the lower floors of the RFH – University of Applied Science Cologne, the rooms used as basement and storage areas are being converted into a library.

In the design, particular emphasis was placed on creating a feel-good atmosphere given the existing load-bearing structures, the new building services to be installed, and the limited possibilities for natural lighting.

The choice of materials and surfaces contribute to this, with reference to the teaching content of the university. In this project, the term industrial design stands for a combination of a technically high-quality and an overall appearance that is restrained in terms of design. Students as well as teachers can concentrate on their studies and further education in an area withdrawn from the rest of the university.

The Millennium Tower in Vienna’s 20th district impresses with its extraordinary architecture and offers its office tenants on its 50 floors an outstanding view over the whole of Vienna. The adjacent Millennium City offers retail and gastronomy space, so that the two together represent a colorful and interesting mix.

Our first task was to overhaul the elevator lobbies in terms of fire protection. This involved replacing the old, no longer approved fire protection portals with new glass-frame portal systems.

Subsequently, we received orders for the rental space expansion on the 21st and 22nd floors as well as for the preliminary design including cost calculation and scheduling for further floor conversions.

New residential neighborhood

Supervising architectural and urban design competitions and providing expert advice to clients is one of the most exciting tasks of our office. Always confronted with new ideas and solutions, always on the cutting edge of architectural discussion.

The Cologne Branch of property developer BPD acquired the former Pallottine area in Rheinbach with a size of approx. 4.6 ha with the intention of building high-quality housing. The city of Rheinbach was concerned about the loss of open space and recreational qualities and also saw the immediately adjacent historic city center at risk. Both parties then decided to run an urban planning competition.The BPD together with the Pallottine Order commissioned us with the competition management. One challenge was the coordination and consensus finding of all participants in the writing of the competition text. In order to give the participants as much creative freedom as possible, the strict specification of both urban planning and housing indicators was dispensed with.

In the jury meeting, the submitted works were discussed controversially and finally a winner was selected, whose design convinced the sponsors and the city in a very positive and harmonious way.

For us, this competition was once again a special experience. The entire process impressively confirmed that different, strongly divergent answers can be given to a given task. It was only in the discussion and interaction within the jury that the correct and appropriate solution for the location was found.

Renovation and expansion of the sauna area and the fitness area

The award of planning and construction services for public clients has to follow the legal requirements, e.g. the German Law prohibiting Restraints of Competition. As a procedural advisor, we advise on the principles of awarding contracts in relation to the respective case and carry out the entire procedure. Depending on the complexity or rather special case constellations, we fall back on the support of a law firm specialized in public procurement law.

We have been working with the client KölnBäder for many years in various functions, e.g. competition management, project management.

For the renovation and expansion of the sauna area in the Agrippabad in Cologne, we received the order to carry out the supervision of the Public Tender Regulation (VgV) procedure to find a general planner and the structural planning. The specialist plans required for overall success are found in accordance with the UVgO.

Even though it is a highly formalized procedure, there are many possibilities for design and interpretation. As architects and project managers, we are therefore ideally qualified to advise our clients on both procurement law and project-specific planning and execution issues.

Our office has a long history of success with the Mediapark and its KölnTurm.

From 1989 to 2011, under the leadership of Mr. Vollmer, we were commissioned with the overall planning coordination and the overall project management for the urban development and implementation of the former freight yard.

We had already worked successfully with the new building owner Art Invest as project controllers from 2009 to 2011 in Bonn and were awarded the contract for project control for the redesign of the entrance areas in the basement and first floor in the KölnTurm.

Here, once again, the work was completed to the client’s complete satisfaction. We were then commissioned as construction managers for the floor extensions including the elevator lobbies.

In just a few years, more than 50% of the space was converted and full occupancy was achieved, while at the same time the building’s sustainability was significantly improved.

In 2013, the KölnTurm became the first existing building in North Rhine-Westphalia to receive LEED Gold certification.

This cooperation resulted in recommendations and further orders. We are currently preparing for a collaboration with the Art Invest branch in Vienna and hope for a similar success story at the Millennium Tower.

Fire protection upgrade and modernization

Cost increases and schedule postponements prompted CBT to seek new project management for the fire protection and WTG (law on housing and participation) upgrade of the residential building 17 in Leverkusen.

Our name was mentioned and we were allowed to introduce ourselves next to other project management offices in order to report on our working methods and project philosophy. We were surprised by the speed, because after only two presentations, including clarification and negotiations, we received the order for project controlling and project leadership.

We had convinced CBT, but now we had to bring calm and trust into the project and, above all, among the project participants. Our project philosophy of dealing with each individual on an equal footing as partners was recognized and gratefully accepted by all. Thus, we were soon able to concentrate on the project and prove ourselves as a strong and capable team. Together we discussed the design, made cost savings and even caught up on planning and execution times

Currently we are in the 4th of 4 construction phases, each with approx. 4,000 m² GFA. Both the total budget and the deadlines are even within the aims of the project prior to our commissioning.

Various tenant improvements

The Kranhäuser (crane buildings) on the Rhine have become as much a part of Cologne’s cityscape as the Cologne Cathedral.

For the purpose of rapid leasing success, the building owner established a flexible and efficient team consisting of marketer, general planner and general contractor. We were all tested in the model floor with approx. 300 m². The success proved the concept right and we were awarded a framework contract as general planner.

From March 2017 onwards, we were able to build out approx. 12,000 m² on different floors almost without interruption and thus make a small contribution to the upcoming full occupancy.

The exciting thing about rental space expansions is that tenants either have their own planning team consisting of interior designers and, in some cases, their own project managers acting professionally, or they are completely on their own and want to make use of our services. This increasing trust in us has led to the fact that we have developed a further core competence in interior design by employing our own interior designers.

We are currently operating in Hall 11 as well as in another office complex in the Rheinauhafen.

Reconstruction and renovation apartments

In the summer of 2016, we received a request to participate in a multiple commissioning with renowned Cologne architectural firms as general planners for the revitalization of an international student center in Cologne.

Although we had specialized in construction and project management in recent years, we did not want to disappoint our recommender and accepted the challenge full of enthusiasm. We developed our design including cost and project structure planning in just 5 weeks, shortly before Christmas 2017. In January 2017, we received the very pleasing call with the request to submit even more references, as the panel had decided in favor of our contribution. As it turned out later, it was not only the architecture that was important to our clients, but also the experience in construction and project management as well as the interaction with all project partners from past projects. After we had held several personal meetings with former reference clients, we were finally awarded the contract for the general planning including project controlling.

This project is one of the most important projects in our company’s development. We can use it to confirm that architecture and project management belong together and do not necessarily have to be handled by different parties. Through the close cooperation with our client representatives as well as the different user groups, we not only influence the design, but also show direct effects on the agreed project goals in case of change requests. The otherwise common interactions between the individual planners and the project management are concentrated on us, thus avoiding loss of knowledge. At the same time, this centralization results in a high processing speed and fast turnaround times in the individual planning phases.

Due to internal client considerations, the project goals have changed significantly, so that we will develop a completely new planning. We found a common and trusting basis with our client in only a short time and so we recently received another order as general planner incl. project control for the refurbishment of a residential complex at the Cologne Stadtwaldgürtel.

Tenant improvements

In the heart of Cologne’s city center, the Neumarktgalerie offers numerous shopping and gastronomy opportunities in the basement and first floor along with generous office space on the floors above.

Following a recommendation from our construction management activities in the KölnTurm, we took over the coordination responsibility for the completion of the remaining work and elimination of defects as well as the execution of acceptance procedures not yet carried out, as the mandate of the previously active construction and project management office was not extended. We started working on this project even before the completion of the comprehensive revitalization work in 2015.

Our detective and structured approach combined with our creative input was convincing and we were awarded our first noteworthy contract as general planner. First, we converted the 6th floor for a law firm with an exterior roof terrace and connecting steel staircase, and shortly thereafter also the 5th floor for a software development company, each floor approximately 1,000 sq. ft.

We completed additional rental space on the 5th floor early 2020, and new space for center management as well as rental space for the management of a municipal library on the 3rd floor have also been finished.
