Delegable and non-delegable client tasks

Project controlling refers to those services that can be provided by the client itself or delegated to third parties. Project controlling assumes an advisory and coordinating function and is available as a central point of contact for all parties involved.

In addition to the project control, the clients themselves provide the project supervisor, who then acts as the contact person for the project control and the individual management levels of the client organization.

If we are commissioned with project control and/or supervision, we also contribute our experience as general planners. For example, we advise on design issues, weighing up the financial and scheduling implications.

Architecture, General Planning, General PlanningPlus

As planning architects, one of our tasks is to put our clients’ ideas “on paper” in combination with our own. Here, many different factors play a role depending on the use of the building. Along with the legal planning requirements, it is part of our self-image that design and cost-effectiveness must always be in a healthy relationship with use.

If we are awarded a contract as general planners, we incorporate all the necessary specialist planning, such as technical building equipment, into the architectural services. Different planning approaches are discussed in the team and presented to our client as a result, together with the associated costs.

If, in addition to general planning, we also take on tasks that the client should perform themselves, such as project management, we refer to this as General Planning Plus.

Partial services of the original architectural tasks

This service is one of the original tasks of the architect and is generally also provided by the architect. In individual cases, however, there is a split between planning and management services. Construction and project management then includes all services that are to be provided in the course of awarding and execution, e.g. tendering, controlling, construction management, etc.

Comprehensive process support and coordination

In procedural support, our service is broadly diversified and covers everything from preparation and basic evaluation to procedural consulting and procedural organization to suitability testing – with regard to form, content, and organization.

With our expertise and commitment, we accompany you through complex award procedures from the initial announcement to awarding the contract, giving you the best chance of success. In doing so, we specialize in the supervision of challenging architectural and urban planning idea and realization competitions, both open and non-open. Our goal is to develop solutions that can be accepted and supported by all parties through well-organized procedures.

For cases that require a special understanding of the law, we rely on a law firm that specializes, among other things, in public procurement law.

With contests to the best possible planning solution

In order to identify the optimum from numerous planning solutions, you need foresight as well as deep insights into current developments in architecture, urban planning and open space planning, which range from the use of a wide variety of materials to the latest techniques in building operation. We support you in this process:

In exchange with our clients, we prepare the entire procedure, create and coordinate the competition text with all parties involved, conduct the preliminary review and finally moderate the jury session – always respecting the set project goals.

Increasingly, competitions are also used as an instrument for citizen participation in public or urban development projects. In such cases, we take on the tasks of moderator in addition to competition management in a multi-stage process.

Demand planning for the benefit of all stakeholders

Our tenant demand planning service offers a comprehensive approach that enables sensible investment decisions. As architects and project managers, we take the time to methodically determine the specific needs of tenants as well as the goals of building owners.

In doing so, we determine, for example, the requirements profile, space and function programs, space requirements, quality parameters, etc. in a moderated process with the participation of several knowledge carriers. The results lead to a concrete requirements plan that is comprehensible to all those involved in planning. Among other things, the project objectives, e.g. the project budget, are formulated in this plan, which then forms the basis for subsequent planning.

Through this process, we ensure that the final solutions meet the needs of all parties involved and that the full potential of your property is realized. Our comprehensive understanding of architecture and space planning allows us to develop customized, sustainable and aesthetically pleasing solutions. From the initial idea to the final implementation, we will guide you, striving for a harmonious balance between tenant satisfaction and economic viability.

In addition to carrying out these projects, we also give keynote talks at the Chamber of Architects of North Rhine-Westphalia, lectures at the University of Wuppertal as part of the part-time master’s degree program REM+CPM, or in-house seminars on the subject of demand planning in the construction industry.

With feasibility studies to planning variants

Feasibility studies are an integral part of our services. We elaborate on various planning variants and provide concrete conclusions on the feasibility of your projects including schedule and cost implications.

Our team analyzes potential solutions, identifies risks and thus provides you with a sound basis for making decisions about your project. But we go even further. Our approach also includes consideration of alternative scenarios that take into account potential obstacles and prepare you for any challenges that may arise.

Our goal is to support you at every stage of the planning process and ensure that your project is not only feasible, but also sustainable, efficient and economically viable.
